For most of my clients, I use a full service approach to building their home. This means I am attending all of the various appointments with the builder you have, while providing invaluable insights and guidance in-person or over virtual consolations, all in the effort of making the experience easier and more enjoyable.

On the flip side, for my Rebate Clients, I cut my direct efforts down to the first visit with the builder and your closing itself. Communication is limited after contracting primarily to text and emails, but to make up for some of my lost guidance, you are expected to utilize the many various guides provided freely on BuildChi.com.

The Good News!

Even if you choose to go the Rebate route, you can always change over to full service later. However you can not do it the other way around. So, if you are considering a rebate, make sure you know before our first visit with a builder. If you want to play it safe, select rebate initially and see how you feel about it after visiting with the builder.

What I offer clients, has less to do with traditional Realtor work and more to do with new construction consulting. The responsibilities of an agent in a new construction purchase are fairly limited, much of what we do with resale homes doesn't apply to new homes the same. Why?

Because an Agent's Role typically centers around locating a home, negotiations and helping to navigate to a successful closing. Advising on new construction trends, guidance on best practices to save money, navigating the build process, understanding the differences between various builders and the many other topics I work with you on, are just added benefits to working with someone who's experience is tailored to this niche.

The Point Is - Full Service or Rebate, I still provide all that is legally required by me, to my clients. All you lose by opting for the rebate, is the more nuanced and direct involvement that usually helps buyers save the most and avoid headaches. My guides, will still take you much further than you would get with the majority of non new construction niche agents, but it is important to understand what the difference really is.
